Primary Function
The Estimator is responsible for accurate and timely estimating of high-end residential remodeling projects. This role manages the pre-construction process from initial sales call through contract execution, ensuring projects are bid with accurate pricing, scope, specifications, production rates, and timelines. The Estimator identifies and qualifies subcontractors, estimates change orders, and maintains an accurate and reliable estimating system, producing bids that meet company profit margin goals while positioning the company competitively in the marketplace.
The position requires considerable judgment and latitude in performing job duties, and is expected to function effectively with minimal direct oversight by the CEO.
Major Responsibilities
Estimation Process Management: Manages the complete estimation process on all assigned projects per company standards, utilizing the company's estimating template in Excel and Buildertrend. Ensures estimates comply with company profit margin targets while remaining competitive. Creates preliminary construction schedules during the bidding process
Pre-Construction Management: Oversees the entire pre-construction process from initial client contact through contract execution. Coordinates with the design team, architects, and clients to ensure complete understanding of project requirements. Develops relationships with suppliers and subcontractors to ensure competitive bidding.
Subcontractor Management: Identifies, qualifies, and negotiates with subcontractors prior to job start. Ensures all subcontractors maintain appropriate licensing, insurance coverage, and qualifications. Manages subcontractor pricing to optimize project costs while maintaining quality standards.
Change Order Process Management: Manages the change order process from estimate to signing. Ensures timely production and client approval of change orders. Maintains accurate documentation of all change orders.
Client Experience Management: Delivers exceptional client experience throughout the entire sales and pre-construction process. Effectively communicates project details, timelines, and costs in client-friendly terms. Builds trust and rapport with clients as the first point of contact for the company.
Team Collaboration: Fosters an enthusiastic, creative, "can do" attitude within the company. Works collaboratively with Project Managers and production team during transition from pre-construction to construction. Participates actively in company leadership discussions.
Skills & Qualifications
Have 10+ years of estimating or project management experience in high-end residential remodeling ($1-10M projects)
Excel at creating comprehensive project estimates, including detailed takeoffs, labor costs, and subcontractor pricing
Have experience qualifying and negotiating with subcontractors, ideally with established relationships in the San Francisco area
Build strong relationships with clients during the sales process
Are familiar with Buildertrend, Procore, or similar construction software
Can read architectural drawings and visualize three-dimensional spaces from two-dimensional drawings
Possess Spanish language skills (a plus)

Primary Function
The Project Manager role plans, directs, manages and provides oversight of construction projects to ensure that the goals and objectives are accomplished within prescribed schedule and budget parameters and as promised per specs provided to client. The Project Manager effectively communicates with homeowners, our internal team, architects, subcontractors, vendors, designers, and the owners consultants, to deliver exceptional quality and a seamless client experience.

Major Responsibilities
Communication: Maintains open, daily communication with field staff and client to ensure everyone is on the same page. Establish and maintain effective working relationships with owners, architects, engineers, subcontractors,and field employees.
Quality production: Ensures all construction work is completed according to plans, with exceptional quality.
Scheduling and coordination: Builds and updates detailed project construction schedule, including all necessary subcontractors, inspections, safety, and general oversight
Budgeting and cost management: Manages and controls project costs to ensure job is produced at or above estimated gross margin
Change orders: Manages the change order process from estimate to signing, and ensures no work is done on projects without appropriate signed approval from the client.
Team leadership: Foster a professional, positive, productive team culture at all job sites among Perez Construction employees and subcontractors
Skills & Qualifications
5+ years of Project Manager experience a high-end general contracting company
Understands design intent and work through low levels of detail, ability to read and interpret plans, details and specifications.
Uses technology to stay organized, with experience using Project Management Software (Buildertrend is a plus)
Proactive, flexible, team player who is comfortable working in a small company environment taking on a leadership role
Forward looking, able to see the problem well in advance, having a solution in place before a crisis
Highly motivated, self-starter
Organized, with excellent time management skills
Good verbal and written communication skills
Able to take coaching and feedback
Complete grasp of the English language and at least conversational Spanish

Primary Function
The Lead Carpenter is responsible for leading job construction including framing and finish carpentry to deliver exceptional craftsmanship quality on time and on budget. The position requires considerable judgment and latitude in performing job duties, and is expected to function effectively with minimal direct oversight by management.
Major Responsibilities
Framing: Make sure framing layout is per plan, based on drawings
Finish Carpentry: Install finish carpentry with high quality in a timely manner
Direct Carpenters and or Laborers to complete tasks within a specified time frame
Tools and Materials: Work with APM to ensure that all necessary tools, equipment, material and labor are available to keep job running smoothly
Job Site Cleanliness: Job site cleaned, tools setup / put away and job site locked up daily to ensure job site is in a presentable state that reflects the Perez Construction brand
Manage the Schedule: Review and adjust weekly production schedule to ensure activities are completed within allotted hours in budget
Manage the team: Foster a professional, positive, productive team culture at all job sites among Carpenters and Laborers
Time tracking: Accurately track time and tags daily
Safety: Have 100% safety standards on all jobsites
Skills & Qualifications
7+ years experience as Carpenter, min 10 years in construction
Ability to read plans, identify measurements, layout, ability to use a scale and identify scope of work
Proficient use of all tools per Carpenter requirements (router, chop saw, finish carpentry tools)
Able to layout for cutting roof, floor joists, floor & wall framing, stairs
Able to plumb, line and square framing. Layout with laser for level, square, and grades
Window installation with Company Waterproofing Procedure
Must know when shoring is required
Knowledge of other trades
Be able to read, write and speak English (Spanish is an asset)
Clean DMV record and valid Driver's License
Must provide own hand tools and tool bags
Must provide own transportation to and from jobsite
